What sets Grants apart from the others is that we are always aiming to provide the best quality service to our clients.  We go the extra mile to make your experience as a Landlord as enjoyable as possible.  Examples of our office policies are listed below. 

 

·         We will GUARANTEE YOUR RENT. 

We feel so strongly about landlord protection insurance at Grants that, if you take out insurance through one of our recommended insurers, we will guarantee you rent.  So if you loose rent from a defaulting tenant, we will continue to pay you rent into your account so you are not out of pocket.  We will then put the claim into your insurance company on you behalf.  When the money comes back in from the insurer, this will be reimbursed to us.  We will also cover any difference in rental payments that the insurer won’t pay.  So if you lost 5 weeks rent and your insurance company will only pay you for 3 of those weeks, we’ll pay the extra 2.  As part of our job as property managers we have to ensure a steady rental income for our landlords… this is something we are prepared to guarantee. 


  • Periodic Inspections- we insist on conducting the MAXIMUM number of inspections as allowed by legislation. 

Inspections conducted at 6 weeks, then 3 monthly thereafter, with a written report provided to the owner. This is the maximum allowed by the Residential Tenancies Act 1994. Comprehensive photos of the property are taken at tenant entry and exit (at no cost to the landlord), to complement the Entry and Exit condition reports. All maintenance issues are responded to promptly and the landlord is contacted with the details as soon as possible.

 

·         Rent Arrears- we conduct DAILY arrears checks.  Tenants receive a courtesy call after 3 days to maintain a cooperative relationship. 

Daily arrears checks are done, with prompt advice to the landlord if it appears that a problem may be developing. If the rent is overdue 2 or 3 days we give the tenant a courtesy call. If it gets to 7 days, a Notice to Remedy Breach is given as per the Residential Tenancies Act.

 

·         We have an exceptional 100% Occupancy Rate!

Prompt notice is given to the landlord as soon as we know when the tenant is vacating, and a marketing strategy is put into place as soon as the vacating date is received.  In addition to our standard marketing program, we contact our database of potential tenants to try to locate the best tenant for the property.  We often provide the landlord with 3 or more fully processed, quality applications.

We also try to complete the exit condition report with the tenant present, to minimise the chance of dispute over the condition of the property. We contact the tenant and give them the opportunity to attend.

 

·         WE PAY for all advertising costs involved in locating new tenants. 

To uphold our impressive low vacancy rates, we pick up the cost for all the advertising required in locating a new tenant.  This usually involves listing the property on realestate.com.au, grantsrealestate.com.au, a window presentation & Courier Mail and local newspaper advertising if required. 

 

·         FREE Small Claims Tribunal representation should the need arise.

We, as Real Estate agents, have a duty to protect your rights as a landlord under the Residential Tenancies Act.  We will also represent you at any Small Claims Tribunal when necessary, free of charge to you.  As part of our detailed systems, all information and correspondence is documented to protect both our rights. This diarising is passable in court as evidence; therefore we take care in our documentation.  Fortunately we very rarely have to attend the Small Claims Tribunal. 

 

·         We GUARANTEE OUR SERVICE!

We are so confident that you will be thrilled with our high level of professional service that we guarantee it!  If you are not completely satisfied with our management services after you first 3 months with us, we will refund you the management fees charged to you in that 3 months, no questions asked! And if you can find another Agency that can match our services, we will MATCH their FEE!!
