LEASING YOUR PROPERTY
A comprehensive Entry Condition Report is key to ensuring that your property is maintained to a high standard. We take the time to ensure the condition of your property is accurately documented in this report and take extensive supporting photos.
We will inspect your property 6 weeks after the commencement of a new tenancy, then 3 monthly thereafter. This is the maximum allowed by the Residential Tenancies Act 1994.
Routine inspections and Entry Condition Reports will always be completed by a member of the Grants Real Estate property management team and will never be outsourced.

Having been in the Ferny Grove area for over 20 years, we have existing relationships with many local tradespeople and service providers so you can rest assured that you will be getting high quality service at a competitive price.
All maintenance issues will be reported to you in a timely manner and will not authorise any work until we have your approval (excluding emergency repairs required by law). We are contactable by phone 24/7 by phone, so we are always there for you and your tenants.

Ensuring Continuity of Income
We conduct daily arrears checks and promptly advise you if it appears that a problem may be developing. Tenant are made aware of their responsibilities during the leasing process which ensure arrears are kept to a minimum. We always work with tenants to ensure arrears issues are resolved as quickly as possible and ensure a positive, cooperative relationship is maintained.

Part of our job as property managers is to ensure that you receive a steady rental income from your property. That’s why if you take out insurance through one of our recommended insurers, we will guarantee your rent. So if you lose rent from a defaulting tenant, we will continue to pay you rent into your account so you are not out of pocket. We will then put the claim into your insurance company on your behalf. When the money comes back in from the insurer, this will be reimbursed to us. We will also cover any difference in rental payments that the insurer won’t pay. So if you lost 5 weeks rent and your insurance company will only pay you for 3 of those weeks, we’ll pay the extra 2.
