Unlike many larger agencies we have the time to give your property the individual attention it requires and we will always go the extra mile to make your experience as a landlord as enjoyable and low-stress as possible. All our property managers are highly experienced senior property managers - we know the local rental market, we know our legislation, and we know property management.
ROUTINE INSPECTIONS EVERY 3 MONTHS
Regular routine inspections are key to ensuring the standard of your home is maintained for years to come. We will inspect your property 6 weeks after the commencement of a new tenancy, then 3 monthly thereafter. This is the maximum frequency allowed by legislation.
Landlords are able to attend facetime or in-person inspections upon request. You will be sent a comprehensive inspection report including photos and a description of any maintenance. We will inform you of recommended future maintenance to ensure your property remains profitable for years to come.
NO EXTRA FEES
Unlike many other agencies, we don't charge extra fees for things like:
QCAT document preparation
Adding or removing tenants from a lease
Professional photography when required
Advertising on realestate.com.au
We simply charge an all inclusive property management commission, a monthly admin fee, and a let fee for new tenancies. And that's it. So there are no nasty surprises.
We don't get cutbacks from any businesses, so we are always working to get you the best price on maintenance. Saving you $$$!

DETAILED ENTRY AND EXIT CONDITION REPORTS WITH 360 DEGREE PHOTOGRAPHY
A comprehensive Entry Condition Report is key to ensuring that your property is maintained to a high standard. We ensure the condition of your property is accurately documented in this report and take hundreds of supporting photos and make detailed notes.
We also take photos using a 360 degree camera in each room during the Entry inspection. This amazing new technology allows almost every inch of a room to be photographed in just one picture. This means you know you are covered at the end of a tenancy if a tenant lodges a bond dispute.
HIGHLY RESPONSIVE VIA PHONE AND EMAIL
We are available via phone after hours and on weekends for your convenience, and 24/7 for emergencies. Emails are responded to by COB the next business day.
TRUSTED MAINTENANCE PROVIDERS
Having been in the Ferny Grove area for over 20 years, we have existing relationships with many local tradespeople and service providers so you can rest assured that you will be getting high quality service at a competitive price.
All maintenance issues will be reported to you in a timely manner and will not authorise any work until we have your approval (excluding emergency repairs required by law). We are contactable by phone 24/7 by phone, so we are always there for you and your tenants.
We will go out of our way to ensure you are getting a great price for maintenance and will always arrange multiple quotes for bigger jobs.
